Help to sell your home ... the next trend ...

I'm sure you've heard of "FENG SHUI' - a Far Eastern philosophy that is said to create "good aura".  Here are a few things to try:

Get a fruit bowl.  "in feng shui, the kitchen symbolized prosperity.  A bowl of fresh fruit sends subliminal messages that the buyer's life will be both bountiful and abundant.

a.  head east.  Place a comfy sofa on the easterly side of the den - that 's the side of the room where people warmth and relaxation.

b.  Go green.  The colour symbolized new opportunity.  Position a green mat outside your front door.

c.  Avoid red.  Try to keep your home's décor neutral.  Red tends to cause mental fatigue and argumentative feelings.  Neutral colours keep prospective buyers calm and interested.

Make mirrors work for you. Capturing light is only one benefit of hanging mirrors around your house.  If a buyer sees themselves in the home when they walk by a mirror, it helps them feel a connection.  Another very important fact to remember is that buyers alwayws want 'more' for their money.  So try to increase illusion of space.  For example,

1.  Bedrooms.  Remove one piece of furniture - an ottoman or a second night-stand.  Too-tight spaces are a major buyer turnoff.

2.  Windows.  Take down worn drapes.  Don't worry about replacing them - bare windows always make your home look bigger.

3.  Closet.  Empty closets by 2/3rds to create a plenty-of-storage feel.  Box and store out-of-season clothes and shoes.

4.  Den.  You can double other people's perception of your home's play space - just pack up and put away half of your kids' toys.

5.  Kitchen.  Clear small appliances off your counters.  Reducing the number of items visually triples the workspace. 

6.  Cabinets. Stop buying in bulk at Wal-Mart.  Reducing inventory lets you arrange supplies so that the shelves seem roomier.

7.  Dining Room.  Create a feeling of uninterrupted flow by taking out dining room table leaves and removing all but four chairs.
